Deals at 432 Park, 140 Jane topped signed deals

Two 432 Park Avenue condos at the center of an ownership dispute between Harry Macklowe and CIM Group have gone into contract. A buyer in the building has agreed to pay $53 million for units 78A and 78B, which combine to span the entire 78th floor, two sources familiar with the deal told The Real Deal.

There were 240 transactions totaling $380 million filed in New York City records in the 24 hours before 4 p.m. on Thursday, Jan. 22, 2026. 🏆 Residential: Actor Will Arnett had the top residential deal recorded in New York City. The actor, via a trust named after his late grandmother, purchased a townhouse-style condo at 3 Morton Square in the West Village for $10.6 million, according to property records and Crain’s, which connected Arnett to the trust. The seller was another trust. The property, which had previously sold in 2004 for $3.4 million, spans 3,700 square feet, pricing the deal at about $2,900 per square foot. It has four bedrooms, four and a half baths and a terrace. Serhant’s Glenn Davis, Alex Andrejko and Ryan Serhant had the listing. Carl Gambino of the Gambino Group at Compass was the buyer’s agent.

A Serhant team led by Peter Zaitzeff and Glenn Davis is taking over sales at the building in the latest bid to breathe life back into the 65-unit project, which has sold just about one-third of its condos since launching in 2021.

The developer of the embattled Manhattan condo tower 432 Park Avenue has made a deal to sell a full-floor spread that once belonged to its partner on the project, the legendary New York property magnate Harry Macklowe. The deal, for more than $50 million, caps a saga that has captured the attention of the New York real-estate world. CIM Group is selling the two 78th floor units to a buyer who already owns an apartment in the Billionaires’ Row building, according to two people familiar with the situation. If it closes at that price, the deal will be one of priciest to sell in Manhattan in the past year.

It’s an encore of sorts for actor Will Arnett in the West Village.

Now that Meg Ryan has put her stunning three-bedroom Soho loft on the market for $10.9 million, as we previously reported, she has been spotted house-hunting with her teenage daughter, Daisy. One place they looked at was a $28,000-a-month townhouse rental in the West Village at One Morton Square — an apartment and townhouse development. “There is an accepted offer [on the townhouse they toured], but it has not been rented yet,” listing brokerage Douglas Elliman says. The owners of this 25-foot-wide, three-story townhouse are Evan Stein and Jules Demchick, who built the development. The four-bedroom, 4½-bathroom pad is 4,090 square feet.

What’s old is new again for Will Arnett. A trust tied to the actor and comedian has closed on a $10.6 million condo at Morton Square in the West Village — the very same building where Arnett and his now ex-wife Amy Poehler once owned several units. Crain’s first reported the sale, with Arnett’s new “multi-level, townhouse-style home” featuring four bedrooms and four-and-a-half bathrooms.

Ongoing lawsuits filed by 432 Park’s condo board allege chronic structural issues, ranging from cracks in the concrete facade to noisy trash chutes. The building’s sponsor has denied the allegations. California-based developer CIM Group has reportedly found a willing buyer among the Billionaires’ Row building’s current owners. The transaction consists of two separate 78th-floor units spanning roughly 8,300 square feet. It’s unknown if Macklowe’s third investment, a smaller 28th-floor home designed for staff, is included in the deal.
